This is the same for both plots, which saves land and costs. The entrance to the house is therefore at a significantly higher level than Hafenstrasse. Depending on your project, no major excavation would have to be carried out for the basement; the northern part of the basement floor is approximately at the level of Hafenstrasse. Less excavation = less construction costs.
The building land parcel is in the W2 zone with an utilization rate of 0.4. This means a maximum living space of approx. 300m2 is possible. At most, a transfer of utilization can take place. The border distances are 4m on the secondary living side and 8m on the main living side. The maximum ridge height is 9m.
The current building and use regulations (BNO) Bözberg are being revised. The new BNO is expected to come into force in 2026.
The target sales price for the building plot is CHF 400,000.
