Attractive residential and commercial building

You are welcome to take on an attractive fixed-rate mortgage with an interest rate of 0.91%, which expires on April 5, 2027!

The house has 6½ rooms and approx. 235 m² living space. The integrated practice has an HNF of approx. 115 m² and is located in the historically grown center of Gelterkinden.

Based on the foundations of the rural village founders, the village center has developed into a popular residential and service location. The development structure, which is more dense than the agglomeration, has lost none of its spatial and atmospheric qualities from before. The architect Peter Völlmin had to plan the property at Schulgasse 7a with exactly the same volume as the former economic building as a replacement building in 1989.

The prerequisite for protecting the townscape automatically divides the current building into two parts: a red main part with a strong presence as a corner building to the already quiet street space and a deeper, bright connecting building with a transverse gable and with a main orientation towards the southern, private courtyard. The differentiated spatial program is integrated into the existing context with great care.

On the ground floor of the main part, the practice rooms open up to the public sidewalk and community square with a small arcade. Between the double garage and the practice, a passage leads into the courtyard and a staircase leads to the first floor to the entrance to the living area. The individual rooms are located in the adjoining building with direct access to the arbor and the courtyard in the south. To the east of the entrance is a large bedroom with a separate bathroom and built-in solid wood wardrobes. The practice's offices are separated from the living area by a soundproof door and occupy the street corner on the first floor.

The center of the house is the kitchen and the fireplace with tiled stove on the open second floor. This floor plan extends in all four directions and the room is literally flooded with light.
From the dining room there is a lift-and-slide door to the 70m2 roof terrace covered with a pergola. The orientation towards the southern, quiet inner courtyard with a large chestnut tree crown is ideal. The wide windows in the living room allow a sublime view of the streets of the village center. The recessed gallery ceiling gives the living and dining room increased space with additional light via the skylights. The somewhat hidden wooden staircase leads under the roof to the living gallery.

The primary structure consists of insulated clamshell external walls and reinforced concrete ceilings. The wooden windows are double-glazed and have special sound insulation facing the street. The interior fittings were also planned using high-quality materials and carried out by the Wohntip Sissach interior design office. All built-in cupboards, kitchen elements and office furnishings are individually made from fine solid wood. Skylights above the doors on the two lower floors transport light from the rooms into the hallway.
The uniform floor coverings (porphyry stone in the practice, clay slabs in the living area) give the rooms their special touch. The building is heated with underfloor heating; the energy source is a bivalent heating system (air-water heat pump with an additional oil burner for extremely low temperatures).

Adjacent to the inner courtyard with a chestnut tree and 4 parking spaces is an approximately 200m² lawn area with old trees, flower beds and an open garden pavilion. Additional parking spaces are rented on the former community square in front of the house. Property 7a has a preferential right to rent (PP on existing right of passage, see details in the land register).

The constantly maintained building is in very good condition and does not require any urgent renovations. The property offers a lot of potential and is interesting for different buyer groups with its various possible uses.
