The two-family house is located in Bärau (municipality of Langnau iE) and has two apartments with 3 rooms each. The two heated rooms on the top floor can be used individually or, if necessary, can be added to another apartment.

The approx. 50 m² apartment on the ground floor was gently renovated in 2004. On the upper floor is the second - recently vacant - apartment with an area of approx. 80 m². It was last renovated in 1975. Various cellars, a single garage and an outdoor parking space as well as a garden also belong to the property.

In 2005 the windows were renewed and there was a change to double and triple insulating glazing. The heating was replaced in 2013 by a condensing oil heating. The property is supplied with its own spring water. This also feeds the fountain in front of the house, which is reminiscent of earlier times with its quiet splash.

The newly opened Bärau market hall is only a 6-minute walk away and has a good range for daily needs.
The neighboring Langnau iE (1.5km from Bärau) has a small urban infrastructure with a rural flair and offers extensive shopping opportunities. The center of the upper Emmental offers a broad public education system as well as an active cultural and club life.
