Rare: Renovated Mazot in the Val d'Hérens
This comfortable cottage is an old barn rehabilitated whose authentic aspect has been preciously preserved.
It is located below the mountain village of Eison, in the town of St-Martin, in a place called Sandulin.
The cottage is part of a small hamlet with 5 mazots well dispersed and all renovated with respect for their agricultural identity.
It enjoys a dominant position on the Val d'Hérens from where the view of the mountains and glaciers is breathtaking.
South-west oriented the sun is also optimal and this little corner of paradise is only 30 minutes from Sion.
With a surface of 4 x 4 meters at its base, it is organized on three levels and distributed as follows:
Lower ground floor: bedroom with shower room (WC / shower), wardrobes and outside access
Ground floor: entrance, kitchen open to living room, dining area and wood burning stove
Mezzanine: storage or dormitory
The exterior landscaping has also been achieved maintaining the cachet of yesteryear. Solid rock formations form beautiful terraces around the chalet where a terraced slab terrace was built on the south side (entrance side).
All the works were carried out by companies of the commune and the valley. They have not skimped on the quality and thanks to their local knowledge have perfectly preserved the aesthetics of the original building. The barn was dismantled and reassembled identically on a well insulated concrete box. The roof is covered with larch boards as originally. The gutters are made of larch wood as well.
The buried and semi-buried parts of the chalet have been drained in depth so that the construction remains healthy and hard.
The cottage is very well insulated and heated with a wood stove or an electric floor heating system that can be controlled remotely.
The building is connected to the drinking water network, the electricity grid and has a skeptic pit for greywater.
Access is via a non-paved but well maintained road. Parking spaces are available 15 meters upstream of the chalet and a path leads to the chalet. In winter it is only accessible on foot. It takes approximately 15 minutes of walking with little difference in altitude.
This property is a very rare object on the market, on the one hand by its authentic side well preserved and on the other by the Swiss legislative context in terms of construction. Indeed, from 2018 it is no longer possible to make such a transformation outside the building areas.
The price is non-negotiable, because without being over-valued although it is a rare object, it is simply justified by the high cost of this type of realization and the quality of the materials used.
