LAVAUX: MAGNIFICENT HOUSE OF THE XVth RENOVATED - VIEW

This beautiful property was once an old mill. Located in the heart of the vineyards of Lavaux, Unesco World Heritage. Erected in about 1460, it has been completely renovated with refinement and elegance during eight years of hard work (between 2007 and 2015).


Construction / Typology: Currently, the house houses the main housing of 5.5 rooms which consists of an entrance hall with cloakroom, a guest WC, a large living room with a Swedish stove with open kitchen and completely equipped. This level gives access directly to the large balcony enjoying a panoramic view of the lake and the vineyards.


The upper floor consists of a spacious master bedroom facing south and enjoying a beautiful period fireplace. A superb bathroom is accessible from the bedroom. A second bedroom (currently used as an office) adjoins the first. A third bedroom and a laundry complete this level.


On the lower level is a large living room with a kitchen area which is currently used as a conference room. The latter could be used as an office or can be equipped with a bathroom that can be rented or used as an independent studio including. A shower room is also located on this floor. The entrance is independent or is also done by the elevator directly connecting the upper level. From this floor, there is also a large covered terrace which currently houses a jacuzzi for seven people.


The old barn accommodates the lower level, a nice fully equipped studio enjoying. This studio is rented punctually and brings a good rental income.


The basement consists of a beautiful wine cellar, the technical room and a lighted cave where springs water from the source. The premises holding the pellets could give way to a gas heater and allow the expansion of the level. Thus a wellness could be born between the cave and the source.


The Zen garden, built "on the terrace" offers many different places similar to relaxation. Currently a beautiful and large terrace adjoins the building and several levels make up the entire garden.


An interior lift connects the different levels of the property and an alarm system with surveillance cameras is currently in place. In addition, four parking spaces (created in easements) are located a few meters from the building.


Most of the living areas enjoy a magnificent view of the lake, vineyards, waterfalls and mountains.
