EPESSES; MAGNIFICENT LOFT IN OLD MILL

Historical

In 1935, Alberto Sartoris, a world-renowned Italian architect, transformed an old bone mill into a private circle for artists: the Hermitage Circle. The building then becomes a restaurant, bar dancing called the Old Mill. After several enlargements, the establishment was completely transformed in 1971 and this beautiful rationalist work disappears under a pseudo rustic decoration. In 2010, the restaurant receives housing assignment to be put on sale. During its transformation, important vestiges of the Sartoris work are discovered and integrated into the housing program. A rigorous restoration allows an enhancement that will be classified as a Historic Monument by the State of Vaud. Many publications have praised the exceptional character of the place.

Program / Type

Currently the whole of the building is allocated for housing. However, the reallocation of the "bar" part for a "private club" style operation with an artistic vocation should be possible.

The house is divided into three habitable levels which can be divided into two independent apartments of respectively 5 and 4.5 rooms, or unified in a large housing of 9 rooms. This distribution allows a flexible habitability with a rented party where to hold a magnificent standing.

The apartment in the attic is a classic 4.5 room apartment with a magnificent view of the lake and the vineyard. It has an independent entrance and could be rented.

The duplex on the ground floor is an exceptional loft, it is arranged in the classified work of avant-garde modernist style.

The sanitary program has 4 bathrooms or showers and 2 separate toilets. The main bathroom includes bath, shower, steam room, wc, bidet. The kitchen includes: 1 gas hob 6 burners, 2 ovens, 1 foodcenter, 1 teppanyaki, 1 ice maker, 1 dishwasher. The scullery includes an equipped laundry area, overlooking the river. The chrome and glass bar includes a beverage fridge and a wine cabinet. A semi-level gallery connects the day floor and the night floor, which includes a private lounge with fireplace and a bedroom alcove forming a suite of 95 m2. From the gallery you can access a terrace of 33 m2 overlooking the lake.

The main building is connected to a garden terrace of 200 m2 by a bridge over the river. A furnished pavilion houses a wood oven (pizza, bread) and a dining room giving ground floor under a sheltered space of 90 m2. A grill and a water post completes the exterior layout.

An extension is possible. Indeed, a studio of about 25 m2 (overlooking the river) can be arranged. The latter is connected directly with the loft, this while holding an independent entrance.

Materials:

Great care has been taken in the finishes and the choice of materials. As part of the building being classified, a rigorous choice has been made? on traditional materials and methods from the 30s: linoleum, chrome, linseed oil paint, steel, structured or lacquered glass, walnut veneers, glass-paste mosaic, etc. A stratigraphic study has highlighted a rich chromatic palette, while respecting the historical heritage of the place, the building meets all current standards of insulation, heating, electricity, comfort. The static has been fully reinforced, the building structure has been cleaned up, the insulated envelope and the roof redone. The electrical installation and heating have been redone. The windows have been redone according to the current requirements, based on the original frames. Some things like the bar have been rebuilt thanks to the historical archives.
