Two new commercial buildings available for sale to foreigners

The Canton of Fribourg acts as a geographical, cultural and economic link between French and German-speaking Switzerland. Its central position is a definite advantage for companies with both national and international markets. The Fribourg Development Agency builds on this advantage by backing local entrepreneurs and regularly promoting Fribourg as a business-friendly location. Corminboeuf is at the centre of the Fribourg urban region. It is one of the neighbouring communes to the city of Fribourg which have been able to develop with ambition and success since the beginning of the 21st Century. Several new commercial, tertiary and industrial sector activities have been developed, mainly along the Jo Siffert road which acts as the strategic backbone for this important regional development.
The Business Parc project is the latest in this area in terms of superior quality thanks to the contribution of an experienced workforce.
The real estate perimeter has been planned so that the 3 buildings fit naturally into their environment.


These two identical buildings, with a combined surface area of 4.900 sq m, are being sold as a single unit by the same owner who has singlehandedly developed and financed the construction of the project.

Building B1, to be rented in its entirety to a single tenant can be fitted out as desired and be ready for occupation in July 2019.
The current owner undertakes this investment to the tune of CHF 2 million. The building will include a tea room and a day care centre on the ground floor. The remainder of the building will be occupied by a cutting-edge industrial company already occupying a large part of Building A, the first phase of the project.
The full rent from the first day of tenant occupation will be CHF 617,200.-

Building B2 is still undergoing completion. It provides a high level of flexibility for future owners, the environmental quality and facilities making for a wide range of potential tenants. This dossier includes a review of the current tenancy contracts.
Should the project be acquired before the building is fully rented out, the current owner will provide a rental guarantee on the basis of the rents already in force for Building B1 to a level of CHF 1 million, equivalent to almost 2 years of guarantee on the total rental income.

The 2 buildings, completed and fitted out, with a rental guarantee of CHF 1 million are for sale for a total of CHF 25 million, representing a consolidated gross income of 4.7%.

Building A, already delivered in 2016, is fully rented by a pharmacy on the ground floor and also occupied by the headquarters of an industrial company and a grouped medical practice with 10 doctors of varying specialities covering an entire floor.
Already partly sold, Building A is not for sale. However, its concept being similar, it allows a buyer to understand the highly modular nature of any future layout from an open-space of over 300 sq m to more private space required for medical practice.

Buildings B1 and B2 currently under completion for delivery in Spring 2019 are the subject of this development project.
