Eden Roze: the ideal address at the gateway to Geneva

2 december 2020 - Located 500 metres from the Swiss border, the residence Eden Roze enjoys a privileged location. From studios to 5-room flats, all 23 flats open onto a balcony; some of them benefit from a magnificent view of the Salève cliffs. Marignan, a big name in French property development for 45 years, is leading and marketing this development. The homes are due for delivery in the first quarter of 2023.

Eden Roze: the ideal address at the gateway to Geneva

The Haute-Savoie town of Collonges-sous-Salève, which borders Switzerland at the Croix-de-Rozon customs office, enjoys a residential atmosphere in the heart of a natural environment. It offers many viewpoints over Lake Geneva and the Geneva basin as well as the cliffs of the Salève; it is also the starting point for many hikes on the massif. Here, you can enjoy the sweetness of daily life, between the weekly market and local shops: Collonges-sous-Salève has moreover been designated the 1st French region for good living! There are also several schools here, from nursery school to high school.

The Eden Roze residence is located just a few minutes from Geneva with its employment area, as well as from the major communication axes Lyon-Annemasse-Chamonix (A40) and Lausanne-Genève-Annecy (A41). Numerous bus lines provide easy access to Switzerland, Annemasse and Saint-Julien. For winter sports, La Croisette is 7 km away and the Chapelle Rambaud ski area is 20 km from the residence.

Residence of character

The contemporary silhouette of Eden Roze is distinguished by its pure lines, punctuated by beautiful openings. On the facade, warm wooden slats echo the surrounding environment and give rhythm to the light colours. As if suspended, the white metal or sandblasted glass balustrades of the balconies give lightness to the composition. In the centre of the two buildings, a beautifully landscaped area invites you to share moments of relaxation in complete privacy. "We designed the residence as a hollow sculpture of a white monolith, decorated with a ribbon of pre-grey wood covered with a green roof," sums up the De Jong architects in charge of designing the project. It should be noted that these architects - based in Annecy - are pioneers in terms of the environmental quality of the building (QEB), as well as in low-energy and passive buildings (BBC).

Living styles are changing, desires are shifting... and the flats are adjusting to keep pace. For example, some of the 4-room flats at Eden Roze have been designed with an eye to the future. One of the bedrooms can be transformed into an independent space, ideal for a relative or to become a place dedicated to teleworking.

Accommodation with all the nuances

With spacious flats ranging from studios (34 m2, 199,999 Euros) to 5-room duplexes (125 m2, 686,000 Euros), Eden Roze invites its residents to settle into a cocoon of well-being. All accommodation is extended by an outdoor area offering unobstructed views of the surrounding nature or the garden in the heart of the island. The terraces are covered with porcelain stoneware tiles (60 x 60 cm) or wooden floors. Thanks to their judicious exposure, the living areas are bathed in light throughout the day. On the roof-top, volumes adorned with wood provide a unique charm to the duplex, which also benefits from a vast open-air terrace. Two prestigious flats also feature a private roof terrace, accessible via an internal staircase to the accommodation (optional). Heating and hot water are provided by individual boilers. Basement garages (two parking spaces per dwelling) will be secured, with access control by remote control; in addition, bicycle storage and parking spaces are provided above ground.
