Arcade on the ground floor

The Confignon Municipality Housing Foundation is looking for the future operator of a commercial arcade with a surface area of approximately 32 m2 located on the village square.

Objectives of the call for projects
This call for projects is intended for anyone, regardless of legal form, wishing to offer quality services with the aim of contributing to the animation of the village square.

Criteria
The operation of the arcade must meet the following essential priorities:

Proximity: offer services and/or local products to the residents of the village and the region;
Synergy: offering services and/or products different from those already offered in neighboring businesses and complementary to them;
Accessibility and openness to the public: the window must remain transparent, opening hours must be sufficiently extended and regular in order to contribute to the liveliness of the square;
Financial autonomy: the business plan must demonstrate that the activity is viable, namely that the activity must be able to cover the usual costs, in particular salaries and rent.
Surface and conditions
The arcade that is the subject of this call for applications is located on the ground floor at Chemin des Hutins 5, but directly overlooks Place de l'Eglise, next to other shops. It has a surface area of approximately 35 m² and includes restrooms and a cellar. It benefits from an ideal location and is accessible by public transport and close to a parking lot located in a blue zone.

The arcade is being offered as is and will be leased for an initial period of 3 years, renewable. The proposed monthly rent will be stated in the expected operating concept.

- Description of the planned activity and motivations for developing it in these premises, your experience (CV), planned hours, business plan (investment, financing, operating income and expenses, etc.);
- Description of the work to be carried out in the arcade;

The completed BDD rental application form and the required annexes.
