Noiraigue and its region

Construction description:

Site installation and crane rental

The provision includes a container and a construction toilet for all trades, as well as a construction crane for the entire duration of the structural work.

Earthworks

Protective barriers are installed for the duration of the construction. The work includes stripping and storing topsoil, mass excavation, ground leveling, and the supply of aggregate for the base of the dwelling and garage. At the end of the work, the topsoil is put back in place.

Material evacuation

Excess materials are evacuated to the landfill, including landfill taxes.

Introduction for all services, various connections

Connections are made according to the guidelines of the various services.

Asphalting

According to the external development plan, a compacted asphalt ACT 11N is applied to a thickness of 7 cm.

Garage

The garage is backfilled and compacted, equipped with an ISO-45 double-walled steel sectional door with reinforced springs, Wood grain design with wide ribs and RAL to be defined. The Marantec Parking system, with two remote controls, allows automatic opening. The garage floor is a screed with a slope.

Concrete walls, exterior of the terrace

A reinforced concrete retaining wall is built on the exterior of the terrace.

Masonry

The perimeter walls are made of 15 cm terracotta bricks, and the interior walls of 12.5 cm bricks. Doors and windows are covered with Stahlton type lintels, and the entrance door and French window sills are cast in place.

Alba board walls

Interior walls are constructed with Alba boards.

Concrete staircase and living room steps

The concrete treads and risers are ready to receive tiling, and the concrete ramp is ready to receive dispersion paint.

Peripheral insulation and Marmoran finish

Aluminum window sills are placed on an insulated support, and 20 cm thick peripheral insulation is applied. Matab type blind niches are provided for the bedrooms, as well as mesh, glue, and a primer coat for insulation. A 2 mm ribbed grain Marmoran type render is applied, color to be defined.

Interior plastering

Bases and windows are protected, irons are placed for salient angles of walls and windows, ceilings are smoothed, and terracotta brick walls are plastered.

Interior Marmoran

Protections are placed on bases and windows, a primer coat is applied to the walls, and a 1 mm ribbed grain Marmoran is applied, color to be defined. Acrylic joints are added.

Insulation of foundations and screeds

On the ground floor, 10 cm of insulation with a 4 cm acoustic Alucraft type layer is laid. On the upper floor, 3 cm of Alucraft insulation is laid with a 7 cm thick CP500 screed with fibers, hand-troweled.

Carpentry, insulation, under-roof, sheet metal work and roofing

The carpentry is made of kiln-dried BLC or Duo spruce, with battens nailed to the rafters, a vapor barrier, 20 cm RC polystyrene insulation, and a Deltafool type under-roof. The assembly includes sub-battening, drip edges, wind breaks, solid spruce panels for eaves, tapered battens, and ridge caps.

Windows and entrance door

The windows are white triple-glazed PVC (U = 0.6). A Chromatech grey RAL 7035 entrance door (U = 0.98) is installed (CHF 2,900.00 VAT included).

Interior doors

Interior doors are available in a color of your choice (Westag palette, 76 colors).

Blinds and fabric blinds

Blinds, including a fabric blind for the terrace, are supplied and installed.

Heating

Heating is provided by a heat pump with hot water production by photovoltaic panels.

Tiling
